Where this zoning district's boundary meets the water, the line follows the shoreline as it lawfully existed on November 13, 1981 — or wherever the shore has legally moved since, through nature or permitted work. So filling in or eroding land can shift the zoning edge, as long as the change was lawful. The shoreline, not a fixed map line, defines the border.
