New York City Zoning Resolution Section 127-541: Applicability.
On lots in the Flushing waterfront area used mostly for parking, manufacturing, or heavy commercial purposes, the city's general waterfront rules apply — but with a twist. The public access area requirements (the waterfront walkways and open space the public can use) follow the modified Flushing-specific version, not the standard one.
Section 127-541 - Applicability
The provisions of Section 62-81 , inclusive, shall apply to zoning lots containing predominantly uses listed under Use Groups IV(B), IX or X, subject to the modified waterfront public access area provisions of Section 127-50 (FLUSHING WATERFRONT ACCESS PLAN), inclusive.
