Section 123-632 - Special lot coverage regulations
For zoning lots containing only residential buildings the underlying residential lot coverage requirements shall apply. For all other zoning lots , no lot coverage requirements shall apply.

Sets lot coverage — how much of the lot the building footprint can cover. If a zoning lot holds only homes, the normal residential coverage limits apply. For everything else — offices, stores, mixed buildings — there's no coverage cap at all, so the building can fill the whole lot.
