New York City Zoning Resolution Section 113-521: Maximum permitted floor area ratio.
Caps building size here at FAR 1.50 — meaning total floor area can be up to 1.5 times the lot's size (a 10,000 sq ft lot allows 15,000 sq ft of building). But sites that qualify as residential get a bigger cap of FAR 2.00. So housing is allowed to be denser than other uses on the same land.
