New York City Zoning Resolution Section 113-21: Special Parking Regulations.
Any new building fronting Ocean Parkway must put its parking inside a fully enclosed structure. No open-air lots or exposed parking pads facing the parkway — whether the spaces are required or just optional, they have to be completely enclosed. The goal: keep the grand boulevard's streetscape clean, with cars tucked behind walls instead of sitting out in surface lots along Ocean Parkway.
