New York City Zoning Resolution Section 107-461: Side yards. Applies to 2 zoning districts.
In R2 and R3 districts, low-density house zones, a lot with only a one- or two-family detached house needs two side yards, the open strips along each side of the house. Each must be at least 5 feet wide, and the two together must total at least 15 feet. So one side can be wider, but neither can shrink below 5 feet.
