Five separate rezonings, more than 470 new apartments and one sidewalk cafe moved through the Land Use Committee in a single coupled roll call on February 11, all passing 11 to nothing with no debate and no opposition recorded. Chair Kevin Riley read the package, recognized colleagues, and the clerk called the vote. It was the kind of clean batch approval that hides how much ground it covered.
The biggest of the bunch was 78-08 Linden Boulevard in Councilmember Ariola's district, where the committee approved a zoning map and text amendment plus the cancellation of a 1976 restrictive declaration to clear the way for a mixed-use building of roughly 264 apartments. Two more rezonings carried affordability fights that the committee settled quietly through MIH modifications. At 1414 Avenue U in Councilmember Vernikoff's Brooklyn district, a roughly 76-apartment mixed-use building was approved after the committee struck MIH option 1 and kept option 2, and cancelled an older restrictive declaration tied to use and signage. At 63-12 Broadway in Councilmember Won's Woodside district, a roughly 67-apartment building was approved after the committee removed MIH options 2 and 3, narrowing the affordability path the developer could choose.
The two smallest items rounded out the slate. Council Member Lee's district got a map amendment at 247-56 90th Avenue in Bellerose to allow an attached two-family home, a single-house rezoning sitting beside hundreds of new units elsewhere on the same agenda. And in Speaker Menin's Manhattan district, the sidewalk cafe operator Ethyl, Alcohol, and Food won approval for four tables and sixteen seats.
Not everything made it to a vote. The Seaside Park project items, LU 7 through 11, were laid over, as were the Beverly Square West and Ditmas Park West historic district designations, LU 31 and 32. The committee held its roll call open a moment so a late member could be added, then closed at 11 affirmative, zero negative, zero abstentions, and adjourned. The approved rezonings now head to the full Council, where the same 470-plus apartments and the MIH terms set here will land for a final stamp.
