An 80-unit, eight-story mixed-use building wants into the Special Bay Street Corridor in Stapleton, Staten Island, after being left out when the corridor was first drawn. Attorney Eric Palatnik pitched 25 affordable units, ground-floor retail, 42 parking spaces and a possible supermarket , and, asked who'd pay the rent, pointed to nearby Urby's $3,000 two-bedrooms and even Pete Davidson. District member Kamillah Hanks pressed hard on rents, amenities and community benefit; the panel also probed flood-proofing and transit before laying the item over.
