This small R4-district application moved forward to map a C2-3 commercial overlay extending from an existing shopping center, on a site that held a diner for roughly 75 years but has sat dormant for the past decade.
The Queens application sought a C2-2 overlay within an existing R1-2 district to enable the enlargement of Mizumi Restaurant, a family-owned, multi-generational small business; the applicant argued the rezoning simply brings zoning in line with existing conditions on a strip already nearly all commercial through nine variances and consistent with the community's 197A plan.
